Are these real, built homes?
No. Every image is a concept rendering of the design its plan set describes, not a photograph of a built home. We label them that way on every page.
What do I get for $149?
A builder-ready drawing set dimensioned to the inch (floor plan, four elevations, sections, roof plan, door and window schedules, foundation outline and an electrical, smoke and CO placement diagram), an editable CAD file of the floor plan, every rendering full-size, and a license to build one home.
Do the plans carry an engineer’s stamp, or are they ready for a permit?
No. The drawings are unstamped design documents. Structural design, engineering and code review depend on your land and local rules, so your builder and, where your project needs one, a licensed engineer or architect complete them before you apply for permits.
Steel, post-frame or wood framing?
Our plan sets are drawn for conventional wood (stick) framing. A version in any other framing system, such as a steel frame, is an adaptation your builder or engineer makes.
Can I change the design?
Yes. Your builder or a local drafter can make changes using the editable CAD file. You can also request a change from us by email, using the link on the home’s page, and we will reply with what it involves and a quote.
How do I receive the files?
Right after payment you land on your download page; your Stripe receipt arrives by email from Stripe, our payment processor.
Do you charge sales tax?
Yes where it applies: sales tax is calculated and collected at checkout by Stripe Tax. We sell in all U.S. states.
Can I build the home more than once?
Each purchase licenses one home. To build the same design again, buy another plan set.
