Living in The Heritage Wing

Who it suits

The Heritage Wing suits households with parents, grandparents or adult children who want their own space. The guest suite is a separate wing with its own front door, porch, kitchenette, bedroom and bath, and a covered connector links it to the house.

Room by room

  • Front door: a 3 ft door on the 60 ft porch enters the great room, which is 21 ft 6 in by 43 ft.
  • Primary suite: off the great room, with a walk-in closet and a bath that has a curbless walk-in shower.
  • Mud hall: it links the garage, the laundry and the great room, which also has a powder room and pantry.
  • East hall: leads to Bedroom 2, Bath 2 and a north hall with Bedroom 3, the linen closet and the mechanical room.
  • Guest wing: the east hall’s door to the connector leads to the guest living room and kitchenette, then the guest bedroom, closet and bath.

Build notes

  • The main house has a 6:12 roof with a 22 ft ridge; the guest suite ridge is 16 ft, with its front wall 10 ft ahead of the connector.
  • The 8 x 10 ft connector has a roof but no walls, so the trip to the guest suite is outdoors.
  • The 24 x 24 ft garage wing at the left end is set back 20 ft from the house front. Fire separation at the mud hall door is a question for your builder and building department.
  • The guest suite porch is 24 x 6 ft on 4 posts. One interior bearing line appears on the plan.

The exterior and interior images are concept renderings of this design, not photographs of a built home. Finishes and fixtures are illustrative; the plan governs. The floor plan is drawn from the plan set. Areas are approximate and measured to the outside face of exterior walls; porches, garages and shops are listed separately.

Structure
Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. One interior bearing line is shown on the plan. Member sizes, connections and loads are by your builder's engineer for your site.
Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
Counts
13 windows, 5 exterior doors, 2 overhead doors, 11 porch posts

Sizes are clear inside dimensions for rooms and rough openings for doors and windows, from the plan set. Roof heights are above the finished floor. The structure and foundation lines are typical starting points: the drawings are not stamped, and your builder's engineer sizes members, footings and anchorage for your site, soil, snow, wind and frost depth.
