About The Cypress

Deep charcoal siding, a black metal roof and natural cypress porch posts give The Cypress a strong Southern farmhouse look. The house and three-car garage stretch beneath one straight ridge, with a deep front porch across the house. Inside, the vaulted great room brings the kitchen and dining space together, and a glass door opens to the covered back porch. A mudroom connects the garage to the living space, while a hall leads to the bedrooms and two hall baths.

Living in The Cypress

Who it suits

The Cypress gives a larger household a single floor and a garage beside the mudroom. Its long front porch belongs to the house portion, while the garage fronts the same line under the shared roof.

Room by room

  • Front entry: a 3 ft door opens into the vaulted great room, 24 x 35 ft, with the kitchen at the back.
  • Bedroom hall: a 3 ft cased opening leads from the great room to four secondary bedrooms, two hall baths and the primary suite at the right end.
  • Hall baths: Bath 2 is 6 ft wide by 17 ft 6 in deep; Bath 3 is 6 x 13 ft, so both are long and narrow.
  • Garage connection: the mudroom and laundry lead to the garage; the plan places the water heater, air handler and electrical panel there.

Build notes

  • One straight 6:12 gable roof covers the 84 x 36 ft house and 36 x 36 ft garage; its eave is 11 ft and its ridge is 20 ft.
  • The front porch runs 84 ft across the house at a depth of 10 ft, with 10 posts beneath a separate 3:12 shed roof.
  • A 24 x 10 ft covered porch meets the rear glass door from the great room.
  • The plan shows conventional wood framing, with member sizes and connections for the builder’s engineer; a steel or post-frame build calls for an adaptation by the builder or engineer.

The exterior and interior images are concept renderings of this design, not photographs of a built home. Finishes and fixtures are illustrative; the plan governs. The floor plan is drawn from the plan set. Areas are approximate and measured to the outside face of exterior walls; porches, garages and shops are listed separately.

Structure
Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. Member sizes, connections and loads are by your builder's engineer for your site.
Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
Counts
15 windows, 3 exterior doors, 3 overhead doors, 14 porch posts

Sizes are clear inside dimensions for rooms and rough openings for doors and windows, from the plan set. Roof heights are above the finished floor. The structure and foundation lines are typical starting points: the drawings are not stamped, and your builder's engineer sizes members, footings and anchorage for your site, soil, snow, wind and frost depth.
