Living in The Vista Grande

Who it suits

The Vista Grande suits estate lots and big builds. A garage wing for 3 cars, a bedroom wing at the back and an outdoor living room spread the plan out, so the lot needs to be wide.

Room by room

  • Front door: a 6 x 9 ft double door under the timber portico opens into the great room, with a mudroom, pantry, powder room and coat closet off it.
  • Outdoors: an 8 ft glass door leads to the covered outdoor living room; a 12 ft glass door also opens to the rear.
  • Primary suite: the west gallery runs past the wine and game room to the primary suite, with its walk-in closet and bath.
  • Bedroom wing: the north gallery passes the laundry and linen closet to a hall serving Bedroom 2, Bedroom 3, Bedroom 4, Bath 2 and Bath 3.

Build notes

  • The house roof is 7:12, with an 11 ft eave and a ridge at 21 ft 6 in. Two front cross gables are 12 ft wide over the portico and 22 ft wide over the primary bedroom.
  • The bedroom wing runs front to back at the rear, with a 19 ft 9 in ridge. The 48 x 24 ft garage wing has a 17 ft ridge and 3 doors, each 9 x 8 ft.
  • The garage opens into the mudroom, and your builder confirms the garage-to-house separation your area calls for at that door.
  • The outdoor living room is 16 x 16 ft and open to the air. Any pool is designed separately; your building department decides what it needs.

Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
