Living in The Brazos Estate

Who it suits

The Brazos Estate suits large households on big acreage. A shop 40 x 40 ft with a pair of 12 x 12 ft doors is attached at the right end, and the 2-level front porch carries a balcony off the upstairs bonus room.

Room by room

  • Front door: a 5 ft double door opens into the great room, 30 ft 6 in by 35 ft, with timber trusses and 2 kitchen islands.
  • Main floor: the great room opens to the primary suite and to Bedroom 2, which has a private bath. An opening leads to the mudroom and powder room.
  • Shop: reached through the mudroom, about 39 x 39 ft inside, plus a 3 ft side door.
  • Upstairs: the west gallery hall serves Bedroom 3, Bath 3 and Bedroom 4. A 30 ft 6 in bridge reaches Bedroom 5 and the bonus room, with a 5 ft glass door to the balcony.

Build notes

  • The house roof is 8:12 with 24 in overhangs; its eave is 19 ft and its ridge 31 ft. The shop roof has a 14 ft eave and a 27 ft 4 in ridge.
  • The balcony deck is the porch roof, a flat surface 10 ft 1 in above the main floor, with a 24 ft wide cross gable standing over it. Your engineer sizes the balcony framing.
  • The 3 ft wide chimney sits outside the rear wall.
  • At the mudroom door into the shop, fire separation is for your builder to confirm against your local code. The drawings mark a single interior bearing line.

Structure
Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. One interior bearing line is shown on the plan. Member sizes, connections and loads are by your builder's engineer for your site.
Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
