Living in The Bluegrass Cedar

Who it suits

The Bluegrass Cedar suits big households and small horse properties. Its bunk room, Bedroom 4 on the plan, has a bath of its own. The garage sits behind the house, so the front shows a 74 ft porch and 2 shed dormers rather than garage doors.

Room by room

  • Front door: from the full-length porch, a 3 ft door opens into the great room, with 2 shed dormers and their window pairs on the roof over it.
  • Primary suite: 18 ft by 15 ft, opening off the great room, with 3 casement windows, a walk-in closet and a bath.
  • Pantry and mudroom: off the great room, with the door to the garage in the mudroom.
  • Bedrooms: the hall reaches Bedroom 2, Bedroom 3, the bunk room and Bath 2.

Build notes

  • The roof is 8:12, 11 ft to the eave and 23 ft to the ridge. The 2 shed dormers are each 8 ft wide and about 4 ft tall; your engineer sizes the framing around them.
  • The garage wing runs front to back under its own roof, also 8:12, with a 10 ft eave and an 18 ft ridge, attached to the back of the house toward the left end.
  • It has a single 16 x 7 ft overhead door on its left side. Your building department decides what the mudroom door to the garage needs, and your builder confirms it.
  • The front porch is 74 ft long on 9 posts.

The exterior and interior images are concept renderings of this design, not photographs of a built home. Finishes and fixtures are illustrative; the plan governs. The floor plan is drawn from the plan set. Areas are approximate and measured to the outside face of exterior walls; porches, garages and shops are listed separately.

Structure
Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. Member sizes, connections and loads are by your builder's engineer for your site.
Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
Counts
13 windows, 2 exterior doors, 1 overhead door, 9 porch posts

Sizes are clear inside dimensions for rooms and rough openings for doors and windows, from the plan set. Roof heights are above the finished floor. The structure and foundation lines are typical starting points: the drawings are not stamped, and your builder's engineer sizes members, footings and anchorage for your site, soil, snow, wind and frost depth.
