2 story and loft barndominium plans
Four designs rise above a single level, and they do it in 2 ways. The Loon Lake Retreat and the Overlook are story-and-a-half homes, which makes each one a barndominium with a loft: the upper level opens onto the room below instead of closing it off. The Wren Hollow and the Brazos Estate are full 2-story designs. Both story-and-a-half homes are drawn around a view: the Overlook is meant for view lots and hillsides, and the Loon Lake Retreat for lake lots.
A loft and a second floor behave differently. A loft borrows the room beneath it. The Overlook’s loft looks down over a 2-story great room behind a glass gable, and the Loon Lake Retreat tucks a reading loft above its living room. A second floor gives you rooms with walls. The Wren Hollow puts 2 bedrooms upstairs beside a loft lounge that overlooks its 2-story great room, and the Brazos Estate puts 3 bedrooms and a bonus room up there.
Outdoor space differs as well: the Brazos Estate’s 2-level front porch carries a balcony off the upstairs bonus room, and the Overlook wraps a cedar deck with cable railing around its glass. Stairs and sound deserve attention. Ask where the stairs land, what sits under them and how noise from a tall room carries into the bedrooms. A glass gable or a 2-story great room looks wonderful and also holds more air to heat and cool, so talk with your builder about windows and insulation for your climate.
Building up also shortens the footprint, which can help on a narrow lot; compare each home’s footprint with your setbacks. Questions
What is the difference between a loft and a second story?
A loft is an open upper level that looks down into the room below, as in the Overlook and the Loon Lake Retreat. A second story is a full upper floor, as in the Wren Hollow and the Brazos Estate.
Which of these plans has a main-floor primary suite?
All four. The Loon Lake Retreat and the Overlook have every bedroom on the main floor and only the loft above, while the Wren Hollow and the Brazos Estate put the primary suite downstairs and most of the other bedrooms up. Each home page shows the floor that every room is on.
Do 2 story plans fit a narrow lot?
They can, because stacking rooms shortens the footprint. Compare each home’s footprint with your lot width and setbacks, and let your builder or surveyor confirm the fit.
Can I add a loft to a single-story plan?
A loft changes the roof and the structure, so it is a job for your builder or engineer working from the editable CAD file. The homes on this page were drawn with their upper levels from the start.
