Living in The Gathering Barn

Who it suits

The Gathering Barn suits people who host. The island seats 6 and the dining area fits 10, and the outdoor kitchen is a roofed pavilion at the right end, joined to the great room by a 12 ft glass door.

Room by room

  • Front door: a 6 ft double door on the 72 ft front porch opens into the great room, 20 x 39 ft, which holds the kitchen island and dining area.
  • Butler’s pantry: 8 ft 6 in by 12 ft, off the great room.
  • Outdoor kitchen: the 12 ft glass door on the right wall opens to the covered pavilion and its stone fireplace.
  • Hall: a hall 50 ft 6 in long leads to the game room, Bedroom 2, Bedroom 3, Bedroom 4, Bath 2, Bath 3 and the primary suite.
  • Mudroom: the mudroom and laundry sits between the hall and the garage.

Build notes

  • The open-air pavilion, 24 x 40 ft, shares the house’s 6:12 roof, with the eave at 11 ft and the ridge at 21 ft, and a 24 ft wide cross gable on the front marks it.
  • The pavilion chimney is 3 ft wide, comes through the rear roof slope and ends below the ridge.
  • The garage is 24 x 40 ft with 2 overhead doors, each 9 x 8 ft, on its left side. Where the mudroom meets the garage, fire separation rules vary by place, so your builder confirms them.
  • The 72 ft front porch is 10 ft deep on 9 posts.

The exterior and interior images are concept renderings of this design, not photographs of a built home. Finishes and fixtures are illustrative; the plan governs. The floor plan is drawn from the plan set. Areas are approximate and measured to the outside face of exterior walls; porches, garages and shops are listed separately.

Structure
Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. Member sizes, connections and loads are by your builder's engineer for your site.
Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
Counts
12 windows, 4 exterior doors, 2 overhead doors, 9 porch posts

Sizes are clear inside dimensions for rooms and rough openings for doors and windows, from the plan set. Roof heights are above the finished floor. The structure and foundation lines are typical starting points: the drawings are not stamped, and your builder's engineer sizes members, footings and anchorage for your site, soil, snow, wind and frost depth.
