Living in The Wren Hollow

Who it suits

The Wren Hollow suits larger households that want height and light. The primary suite and Bedroom 2 are on the main floor, with Bedroom 3 and Bedroom 4 upstairs, along with a loft lounge.

Room by room

  • Front door: a 5 ft wide double door opens into a 2-story great room lit by a large gable window from about 12 ft 6 in up.
  • Main floor: the primary suite, the pantry and Bedroom 2, which has its own bath, open off the great room.
  • Mudroom: the mudroom and laundry holds the powder room, a 3 ft door on the left wall and the door to the garage.
  • Upstairs: a west gallery hall, 35 ft long, leads to Bedroom 3, Bath 3 and Bedroom 4.
  • Loft: a 22 ft bridge from the gallery leads on to the loft lounge and a storage room.

Build notes

  • The roof is 10:12 with 24 in overhangs, 19 ft to the eave and 34 ft to the ridge. A 10:12 cross gable, 23 ft wide, rises over the great room.
  • The garage wing is attached to the back toward the left end, with a pair of 9 x 7 ft overhead doors facing the rear. Your builder confirms the fire separation your code requires at the mudroom door.
  • The wraparound porch runs 50 ft across the front, then 36 ft down the right side, on 14 posts.
  • Two floors, a bridge and a loft are for your engineer to design, starting from the single interior bearing line on the plan.

The exterior and interior images are concept renderings of this design, not photographs of a built home. Finishes and fixtures are illustrative; the plan governs. The floor plan is drawn from the plan set. Areas are approximate and measured to the outside face of exterior walls; porches, garages and shops are listed separately.

Structure
Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. One interior bearing line is shown on the plan. Member sizes, connections and loads are by your builder's engineer for your site.
Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
Counts
20 windows, 3 exterior doors, 2 overhead doors, 14 porch posts

Sizes are clear inside dimensions for rooms and rough openings for doors and windows, from the plan set. Roof heights are above the finished floor. The structure and foundation lines are typical starting points: the drawings are not stamped, and your builder's engineer sizes members, footings and anchorage for your site, soil, snow, wind and frost depth.
