Who it suits

The Cottonwood suits a household that wants an office and gathering spaces downstairs, with every bedroom upstairs. The front door leads into an entry hall, and the stair rises along its left wall to the upper hall.

Room by room

  • Main floor: a 6 ft cased opening connects the entry hall to the 35 x 22 ft great room across the back, under a flat ceiling.
  • Office and service rooms: a front-left office measures 12 x 16 ft 6 in; the entry hall also reaches the mudroom and powder room, while the pantry opens from the great room.
  • Upper hall: it serves the primary suite and the other bedrooms; Bedrooms 2 and 3 measure 9 ft 6 in by 16 ft 6 in and 9 x 16 ft 6 in, with 2-ft-deep reach-in closets.
  • Primary suite: the bedroom is at the rear left upstairs, with windows on the left and rear walls and an 8 x 6 ft closet.

Build notes

  • The two-story 36 x 40 ft house has an 8:12 gable roof, 19 ft eaves and a 32 ft 4 in ridge.
  • A one-story 24 x 36 ft garage wing stands 4 ft behind the house front, beneath its own lower 8:12 gable.
  • The front porch is 36 x 8 ft with a one-story roof attached at 11 ft below the upper windows; the covered back porch is 16 x 10 ft.
  • The drawings show a single interior bearing line and conventional wood framing; the builder’s engineer sizes the structure, footings and connections for the site.
