About The Loblolly

Living in The Loblolly
Who it suits
The Loblolly fits a household that wants a bedroom hall separate from the primary suite. The garage wing meets the mudroom at the left end, four feet behind the house front.
Room by room
- Front entry: a 3 ft door opens into the great room, with a 3 ft 6 in wide window on either side.
- Left hall: Bedrooms 2, 3 and 4, Bath 2 and the mudroom and laundry space open from it; the hall joins the great room through a cased opening.
- Primary suite: the bedroom is 14 ft by 17 ft 6 in at the right end, with windows on the front and right walls and doors to its bath and walk-in closet.
- Kitchen side: the walk-in pantry and powder room open from the great room, whose 5 ft rear glass door faces the covered porch.
Build notes
- The main house has a 7:12 gable roof with an 11 ft eave; the lower garage gable stops against its left end wall.
- A 60 x 10 ft front porch sits on 7 posts, and the covered back porch is 16 x 10 ft on 3 posts.
- The garage is 24 x 24 ft, set back 4 ft, with two 9 x 8 ft overhead doors facing the front.
- Conventional wood framing is shown. A builder or engineer handles any steel or post-frame adaptation and sizes the structure, footings and connections for the site.
The exterior and interior images are concept renderings of this design, not photographs of a built home. Finishes and fixtures are illustrative; the plan governs. The floor plan is drawn from the plan set. Areas are approximate and measured to the outside face of exterior walls; porches, garages and shops are listed separately.

- Structure
- Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. Member sizes, connections and loads are by your builder's engineer for your site.
- Foundation
- Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
- Counts
- 10 windows, 3 exterior doors, 2 overhead doors, 10 porch posts

Sizes are clear inside dimensions for rooms and rough openings for doors and windows, from the plan set. Roof heights are above the finished floor. The structure and foundation lines are typical starting points: the drawings are not stamped, and your builder's engineer sizes members, footings and anchorage for your site, soil, snow, wind and frost depth.
