Clean lines, warm materials
Modern barndominium floor plans
These 4 modern barndominium plans each take the look in a different direction. The Blackwood is the dark one: charcoal-black metal, a steep roof with almost no overhang, warm cedar soffits and floor-to-ceiling black windows. Inside it is white walls, pale oak and a black steel fireplace. The Sandhill keeps modern lines but warms them with sand-beige siding, a dark bronze roof and a heavy timber entry gable, then carries the timber indoors as rough-sawn beams across its great room.
The Whitfield shows that modern and farmhouse can share a plan: white board-and-batten, a steep black metal roof and black windows, with the garage wing set back beside the house, a screened rear porch and a vaulted shiplap great room. The Roadhouse RV brings a modern feel to a working home, with charcoal metal and cedar outside, polished concrete and a black steel fireplace inside, an outdoor kitchen patio behind, and a tall RV bay with its own 14 x 14 ft door.
Modern details ask for decisions. Big glass raises site questions: where is the view, and where does the sun fall on a summer afternoon? The site-first guide helps you gather those facts before you fix the orientation. Crisp roof edges and dark metal are details worth raising with your builder for your climate. And decide where you want warmth, such as cedar soffits, timber beams or a stone kitchen, so the house still feels welcoming. Pick 2 or 3 materials to carry the design and let the rest stay quiet. The Whitfield also appears on the farmhouse page, because its own archetype is a white modern farmhouse.

In this group it comes down to a restrained palette and clean shapes, often balanced by a warm material such as cedar or timber. The Blackwood is charcoal-black, while the Sandhill is sand-beige with bronze and timber.
Which modern plan has a garage?
The Whitfield has a 2-car garage wing set back from the front, and the Roadhouse RV adds a garage beside its RV bay. See plans with a garage for more.
Which modern plan has a home office?
The Sandhill’s flex room serves as a home office, and the Blackwood’s third bedroom doubles as an office with a view.
Can I choose different colors than the renderings show?
Yes. The renderings show one possible look; the real siding, roofing and finishes are your call, made with your builder.
