Living in The Magnolia Split

Who it suits

The Magnolia Split suits a growing household that wants its bedrooms apart. The primary suite sits at the left end and the hall of bedrooms at the right, with the great room between them. Bedroom 4 has a bath of its own.

Room by room

  • Front door: a 5 ft double door behind the 46 ft porch leads into the great room, which holds the kitchen and dining area.
  • Pantry and porch: the pantry opens off the great room, and an 8 ft glass door steps out to the rear porch, 30 x 10 ft, where the plan puts the swing bed.
  • Primary suite: entered from the great room, 16 ft 6 in by 19 ft, with its own bath, a walk-in closet and 2 casement windows.
  • Bedrooms: Bedroom 2, Bedroom 3, Bedroom 4 and Bath 2 all open off a hall from the great room.
  • Laundry: the laundry and mud room opens off the same hall, and the garage opens into it.

Build notes

  • The 6:12 roof peaks at 20 ft. A 6:12 cross gable, 15 ft wide, rises over the front porch.
  • The garage is a 24 x 24 ft wing at the right end, its front wall set back 4 ft. Its 2 overhead doors, 9 x 7 ft, face the side, not the street.
  • Local code governs the laundry door into the garage, and your builder confirms what applies.
  • The front porch has 6 posts and the rear porch 4.
