About The Twin Oaks

The Twin Oaks places a private suite at each end of a long, olive-green farmhouse. The plan calls the front-left one the guest suite; it has its own full bath and walk-in closet, as does the primary suite at the rear right. Between them, a vaulted great room leads to a covered back porch that the primary bedroom also opens onto. A third bedroom, an office and a mudroom by the garage give everyone places to gather and step away.

Who it suits

The Twin Oaks suits a parent, adult child or long-stay guest sharing a home with a household that wants space of its own. Its guest suite and primary suite occupy opposite ends, each with a full bath and a walk-in closet.

Room by room

  • Guest suite: the 15 x 16 ft bedroom has two front windows; doors from the bedroom lead to its bath and closet.
  • Great room: the vaulted 19 x 39 ft space opens from the front porch and has a 5 ft glass door at the rear beside the kitchen.
  • Right-hand rooms: a 3 ft cased opening leads to the hall for the office / flex room, Bedroom 3 and Bath 3.
  • Primary suite: the 24 x 14 ft bedroom has windows on the rear and right walls, its own rear door to the covered porch, and doors to its bath and closet.

Build notes

  • The house roof is 5:12 with an 11 ft eave and a 19 ft 4 in ridge; the lower garage roof has the same pitch and stops at the house gable wall.
  • The garage sits 12 ft behind the house front and has a 10 ft eave and two front-facing 9 x 8 ft overhead doors.
  • The front porch runs 60 x 10 ft on 9 posts; the 24 x 10 ft back porch spans the great-room glass door and the primary bedroom door.
  • These drawings use conventional wood framing. Your builder or engineer works out any steel or post-frame adaptation and determines structural members, footings and connections.

Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
