Living in The Sandhill

Who it suits

The Sandhill suits people who want a modern ranch with a separate home office. The office opens off the entry, away from the living space, and a rear porch 66 ft long and 10 ft deep spans the whole back.

Room by room

  • Entry: the 6 ft double entry door opens into an entry hall, with a door to the office and an opening to the great room.
  • Great room: kitchen, dining and living share one room. The powder room and walk-in pantry open off it, and a 6 ft glass door leads to the rear porch.
  • Primary suite: 4 windows, 2 on the front wall and 2 on the left, plus a bath and a walk-in closet.
  • Bedrooms: Bedroom 2, Bedroom 3 and Bath 2 open off a hall, and both bedrooms have windows on the right wall.
  • Side entry: the laundry and mudroom has its own 3 ft door on the right wall.

Build notes

  • A small open-air timber gable, 10 ft wide and 8 ft deep, projects from the front toward the left end, with its ridge at 13 ft 1 in.
  • The main roof is 5:12, with eaves at 11 ft and the ridge at 18 ft 11 in, running left to right.
  • The front porch has 5 posts and the rear porch 8, both under 3:12 shed roofs, with posts and footings sized by your engineer.
  • The chimney leaves the rear roof slope 2 ft 6 in from the ridge.
