Living in The Blackwood

Who it suits

The Blackwood suits people who want a modern black barn set among trees. Of its 9 windows, 7 are 8 ft tall, and the widest is 12 ft, so the views are large. Bedroom 3 is labeled an office.

Room by room

  • Front door: a 4 ft entry door sits in a recessed, cedar-lined entry 8 ft wide and 3 ft deep and opens into the great room.
  • Great room: a fixed window 10 ft wide and 8 ft tall is set in the front wall, and an 8 ft glass door opens out the back.
  • Primary suite: a 9 ft wide window faces the front and a 12 ft wide window faces the left end, with a bath and a walk-in closet.
  • Bedrooms: a hall reaches Bedroom 2, Bath 2 and Bedroom 3 / office, and each bedroom has an 8 x 8 ft window.
  • Storage and utility: the powder room, laundry, coat closet and pantry open off the great room.

Build notes

  • The roof is a steep 8:12, 10 ft to the eave and 22 ft to the ridge, with overhangs of only 4 in. Ask your builder how the roof edge and gutters will be detailed.
  • There are no porch posts. The entry is a recess cut into the wall under the main roof.
  • Your engineer sizes the headers over the 7 windows that stand 8 ft tall.
  • The chimney, 3 ft wide, exits through the front roof slope 1 ft 6 in from the ridge.

The exterior and interior images are concept renderings of this design, not photographs of a built home. Finishes and fixtures are illustrative; the plan governs. The floor plan is drawn from the plan set. Areas are approximate and measured to the outside face of exterior walls; porches, garages and shops are listed separately.

Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads.

Sizes are clear inside dimensions for rooms and rough openings for doors and windows, from the plan set. Roof heights are above the finished floor. The structure and foundation lines are typical starting points: the drawings are not stamped, and your builder's engineer sizes members, footings and anchorage for your site, soil, snow, wind and frost depth.
