Living in The Breezeway
Who it suits
The Breezeway suits households that want a shop close by but not inside the house. The shop is its own building, joined to the house only by an open, covered breezeway.
Room by room
- Front door: the 5 ft double entry door leads into the great room, 21 ft 6 in by 37 ft, with a powder room and a pantry off it.
- Bedrooms: the primary suite and Bedroom 2 open off the great room. The hall and drop zone leads to the guest bedroom, Bath 2 and the laundry.
- Breezeway door: that hall has a 3 ft door onto the covered breezeway, which is 20 x 20 ft and open to the air.
- Shop: across the breezeway, about 29 x 39 ft inside, with its own front door, a pair of 6 x 3 ft windows on the right wall and a 12 x 12 ft overhead door.
Build notes
- Three roofs sit in a row. The house ridge is 20 ft 6 in and the breezeway ridge 16 ft, and the shop has a 14 ft eave and a 21 ft 6 in ridge.
- The breezeway sits 10 ft back from the house front, and the shop front stands 10 ft forward of it, in line with the house front.
- Because only an open breezeway links the two, your builder and building department decide what your code requires between house and shop.
- The front porch is 60 ft long on 7 posts, and the rear dining porch is 20 x 10 ft on 3.
