About The Juniper

The Juniper joins a compact home and a workshop under one silver galvalume roof. At the open end of the house, windows on three walls bring light into the vaulted great room. A short hall leads past the bedrooms and baths to the mudroom and the shop door. The cedar front porch stops at the house, while the shop faces forward with an overhead door and a walk door of its own.

Living in The Juniper

Who it suits

The Juniper suits people who want their work space attached to a compact home. The mudroom / laundry sits between the shop and a hall serving the private rooms.

Room by room

  • Great room: the 16 ft 6 in x 29 ft room has windows on the front, west end and rear walls, with a 5 ft glass door at the back.
  • Hall: a 3 ft cased opening from the great room leads to the primary bedroom, Bedroom 2, Bath 2 and the mudroom / laundry.
  • Primary suite: the 13 ft 6 in x 13 ft bedroom has a front window, with its bath and closet reached directly from the bedroom.
  • Shop entry: a door from the mudroom / laundry enters the shop; the water heater, air handler and panel are in the shop corner.

Build notes

  • One 4:12 gable roof and one straight ridge cover the house and shop, with a 12 ft eave and a 17 ft ridge throughout.
  • The 30 x 30 ft shop has one 12 x 10 ft overhead door and a 3 ft walk door on its front wall.
  • The front porch runs 40 x 8 ft across the house only on 5 posts; the covered back porch is 16 x 10 ft.
  • The drawings assume conventional wood framing. A builder or engineer adapts them for steel or post-frame construction and decides the structural members, footings and connections.

Structure
Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. Member sizes, connections and loads are by your builder's engineer for your site.
Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
