Living in The Palmetto Lanai

Who it suits

The Palmetto Lanai is built around its back porch. A covered lanai 16 ft deep spans the full 58 ft of the rear, and 3 sets of 6 ft glass doors lead from the great room onto it. The primary suite is at the right end, the other bedrooms at the left.

Room by room

  • Front door: the 3 ft door at the front enters the great room, 21 x 39 ft, with the kitchen and dining area.
  • Lanai: an outdoor fireplace stands against the house wall under the lanai roof.
  • Primary suite: its own 6 ft glass door to the lanai, a walk-in closet, a bath and windows on the right wall.
  • Mudroom: the mudroom and laundry links the great room to the garage and to a walk-in pantry.
  • Bedrooms: Bedroom 2 and Bedroom 3 have closets and open off the great room, along with Bath 2, a powder room and a coat closet.

Build notes

  • The house roof is 5:12, with a 12 ft 6 in eave and a 20 ft 10 in ridge. The garage wing has its own roof, 10 ft to the eave and 15 ft to the ridge.
  • The lanai has a 3:12 shed roof on 8 posts, and the front porch is 58 ft long on 7.
  • The outdoor fireplace is 5 ft wide masonry with its own chimney through the lanai roof. Your engineer sizes its footing.
  • Both garage doors, 9 x 7 ft, face the front. Your builder and building department settle the rules for the garage-to-mudroom door.

Structure
Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. Member sizes, connections and loads are by your builder's engineer for your site.
Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
