Living in The Sage Cottage

Who it suits

The Sage Cottage fits couples, retirees and anyone who wants a small weekend place. The whole house is one rectangle, with a porch 10 ft deep across its full width. There is no hall: the bedrooms, a bath and the laundry all open off the great room.

Room by room

  • Front door: a 3 ft entry door leads into the great room, with a pair of 3 x 5 ft windows on the front wall and the stone fireplace.
  • Back door: the great room’s rear wall has a 6 ft glass door.
  • Primary suite: a bath, a walk-in closet and a 4 x 5 ft window on the left wall.
  • Bedroom 2: 12 x 17 ft, with a 4 x 5 ft window on the right wall. Bath 2 and the laundry and mechanical room open off the great room too.

Build notes

  • A steep 8:12 roof, with 11 ft eaves and a 21 ft ridge, has gable ends at the left and right.
  • The chimney straddles the ridge 14 ft from the left end and tops out 3 ft above it.
  • The porch is 44 ft long, with 6 posts and a 3:12 shed roof. Footings under the posts are your engineer’s call.
  • Wood framing is what the set shows. Steel or post-frame is a different build, which your builder or engineer adapts.

Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads.
