Living in The Bluebird

Who it suits

The Bluebird suits a household that wants a porch, a garage and a short route from the car to the kitchen. Bedroom 2 is on the garage side of the great room, while the primary bedroom and the long, narrow Bedroom 3 are on the other side.

Room by room

  • Great room: the 18 x 29 ft space has a front entry between two windows; a 5 ft glass door on the rear wall leads to the covered porch.
  • Primary suite: the 19 x 12 ft 6 in bedroom has two front windows and a right-side window, with its bath and walk-in closet opening from the bedroom.
  • Bedroom 3: the 19 x 9 ft 6 in room has a rear window, a closet at one end and a door straight from the great room.
  • Garage side: the door from the garage enters the mudroom / laundry, which opens into the great room near the 5 x 4 ft 6 in walk-in pantry; Bath 2 has no window.

Build notes

  • The house has a 6:12 gable roof with an 11 ft eave and an 18 ft 6 in ridge; the lower garage roof stops against its left gable wall.
  • The garage wing is set back 6 ft and has a 10 ft eave, with two 9 x 8 ft overhead doors facing the front.
  • The front porch runs 50 x 8 ft on 7 posts; the covered back porch measures 16 x 10 ft.
  • The plan is drawn for conventional wood framing. A steel or post-frame version is an adaptation by your builder or engineer, who decides the structure, footings and connections.

The exterior and interior images are concept renderings of this design, not photographs of a built home. Finishes and fixtures are illustrative; the plan governs. The floor plan is drawn from the plan set. Areas are approximate and measured to the outside face of exterior walls; porches, garages and shops are listed separately.

Structure
Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. Member sizes, connections and loads are by your builder's engineer for your site.
Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
Counts
10 windows, 3 exterior doors, 2 overhead doors, 10 porch posts

Sizes are clear inside dimensions for rooms and rough openings for doors and windows, from the plan set. Roof heights are above the finished floor. The structure and foundation lines are typical starting points: the drawings are not stamped, and your builder's engineer sizes members, footings and anchorage for your site, soil, snow, wind and frost depth.
