About The Tinkerer
The Tinkerer flips the usual math: a comfortable two-bedroom home joined to a shop that's nearly as big. Two roll-up doors, room for a lift and a door from the mudroom mean your projects are always a few steps away. Warm industrial finishes and a view of the pond make the house side just as inviting.
Highlights
- Shop nearly as big as the home
- Two 10 x 10 ft roll-up doors
- Door from the mudroom into the shop (your builder confirms the fire separation your code requires)
- Hobby room
- Pond-view patio
Best for: Car people, woodworkers and builders of things.

Living in The Tinkerer
Who it suits
The Tinkerer suits people who work on cars, wood or anything else that needs a bench. The shop is 34 ft wide, nearly as big as the house, with 2 roll-up doors, each 10 x 10 ft, on the front. Bedroom 2 is labeled a hobby room.
Room by room
- Front door: on the 46 ft porch, a 3 ft door enters the great room, 18 x 35 ft, which includes the kitchen and dining area.
- Primary suite: 13 ft by 19 ft 6 in, with a bath, a walk-in closet and casement windows on 2 walls.
- Hobby room: Bedroom 2 is 13 ft by 20 ft 6 in and opens off the great room.
- Mudroom: an opening from the great room leads to the mudroom and laundry, which has a door to Bath 2 and a 3 ft door to the shop.
- Shop: about 33 x 35 ft inside, with a 3 ft door beside the 2 roll-up doors on the front.
Build notes
- One 4:12 roof line covers both house and shop, with a 12 ft eave and an 18 ft ridge, running left to right.
- The door from the mudroom into the shop is the place to confirm fire separation with your builder.
- The plan puts every window in the house. The shop walls are 12 ft to the eave, so check the clear height with your builder if you plan to add a lift.
- The porch runs 46 ft by 8 ft on 6 posts.
The exterior and interior images are concept renderings of this design, not photographs of a built home. Finishes and fixtures are illustrative; the plan governs. The floor plan is drawn from the plan set. Areas are approximate and measured to the outside face of exterior walls; porches, garages and shops are listed separately.
Floor plan and specifications
Every room is dimensioned and every door and window carries its size, straight from the plan set.

- Stories
- 1 story
- Roof (main house)
- 4:12 pitch, 18 in overhangs
- Eave 12'-0", ridge 18'-0"
- Ridge runs left-to-right, parallel to the front wall
- Masses

- Porches
- Front porch: 46' x 8', 3:12 shed roof attached at 12 ft, beam 10 ft high at the posts, 6 posts
- Structure
- Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. Member sizes, connections and loads are by your builder's engineer for your site.
- Foundation
- Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
- Counts
- 8 windows, 3 exterior doors, 2 overhead doors, 6 porch posts

Sizes are clear inside dimensions for rooms and rough openings for doors and windows, from the plan set. Roof heights are above the finished floor. The structure and foundation lines are typical starting points: the drawings are not stamped, and your builder's engineer sizes members, footings and anchorage for your site, soil, snow, wind and frost depth.
