Living in The Roadhouse RV

Who it suits

The Roadhouse RV suits owners of RVs, boats and other big toys. The bay is 49 ft deep inside behind a 14 x 14 ft door, and the specs say it fits coaches up to 45 ft. A second overhead door, 10 x 10 ft, sits beside it, so check both openings against your vehicles.

Room by room

  • Front door: the 3 ft entry on the 40 ft porch leads to the great room, 26 x 33 ft, with the kitchen and dining area.
  • Patio: a 6 ft glass door at the back leads to a patio with a pergola and an outdoor kitchen, open to the sky.
  • Primary suite: 17 ft by 18 ft 6 in, opening off the great room, with 2 casement windows, a bath and a walk-in closet.
  • Bedrooms: Bedroom 2, Bedroom 3 and Bath 2 line the hall off the great room.
  • Mudroom: the mudroom and laundry joins the hall to the RV bay and garage.

Build notes

  • The bay stands taller than the house: its eave is 16 ft and its ridge 21 ft, running front to back, against 10 ft 6 in and 16 ft 2 in for the house. Both roofs are 4:12.
  • Your engineer sizes the header over the 14 ft door and the framing for the tall bay walls.
  • Between the mudroom and the bay, local code sets rules for the wall and the door, and your builder confirms them.
  • A 4:12 cross gable, 16 ft wide, stands over part of the front porch, and a 3 ft side door serves the bay.

The exterior and interior images are concept renderings of this design, not photographs of a built home. Finishes and fixtures are illustrative; the plan governs. The floor plan is drawn from the plan set. Areas are approximate and measured to the outside face of exterior walls; porches, garages and shops are listed separately.

Structure
Drawn for conventional wood (stick) framing; trusses, posts, beams and footings are sized by the builder's engineer. A steel-frame or post-frame version is an adaptation your builder or engineer makes. Member sizes, connections and loads are by your builder's engineer for your site.
Foundation
Typical starting point: monolithic slab-on-grade with a thickened edge (a stem wall where frost depth requires), footings below the local frost line, a footing under every interior bearing line and girder point, and porch-post footings with uplift ties. Slab thickness, footing sizes, reinforcing and anchorage are sized by your engineer for your soil, frost depth and loads; shop and garage slabs are usually heavier than living-area slabs.
Counts
10 windows, 3 exterior doors, 2 overhead doors, 5 porch posts

Sizes are clear inside dimensions for rooms and rough openings for doors and windows, from the plan set. Roof heights are above the finished floor. The structure and foundation lines are typical starting points: the drawings are not stamped, and your builder's engineer sizes members, footings and anchorage for your site, soil, snow, wind and frost depth.
